CANCELLATION POLICY:  Please read in full.   HOLIDAYS (Memorial Day, 4th of July, Labor Day and Columbus Day) ARE NON-REFUNDABLE

1 -7 days reserved - 21 day notice for cancellation - ANY and ALL cancellations/changes will incur a the cost of one night's stay -  cancellation fee.  Cancellations/changes must be made more than 21 days prior to the date of check in, in order to receive a refund less the one night's stay.   If cancellation/change is made 21 days or less to the date of check in, there is no refund. 

8-20 days reserved  –  60 days notice for cancellation - ANY and ALL cancellations/changes will incur a 20% cancellation fee for NON-SEWER sites and a 50% cancellation fee for SEWER sites.  Cancellations/changes must be made more than 60 days prior to the date of check in, in order to receive a refund less the applicable cancellation fee.  If cancellation/change is made 60 days or less to the date of check in, there is no refund.   

21 days or more reserved - 90 day notice for cancellation - ANY and ALL cancellations/changes will insur a 20% cancellation fee for NON-SEWER sites and a 50% cancellation fee for SEWER sites. Cancellations/changes must be made more than 90 days prior to the date of check in, in order to receive a full refund less the applicable cancellation fee.  If cancellation/change is made 90 days or less of the date of check in, there is no refund.

• NO REFUNDS for  no  call/no  show,  weather  or  conditions  beyond  our  control,  There  are  no  refunds  for  early departures  or change of plans for  any  reason, last minute changes, State of Emergencies and Pandemic.

  If  multiple  sites  are  booked,  the  cancellation  fee  and  policy applies  to  each  site  that is  cancelled. 

• Sites are limited to 1 camper/trailer/RV/tent
• $3 daily guest fee/$6 overnight guest fee
• HOLIDAYS - $5 daily guest fee/$10 overnight guest fee

Water, sewer, electric 30/50 amp - sites 7, 8 and 9- $62

Water, sewer, electric 30/50 amp - site 6 - $64

Water sewer, electric 30 amp - sites 3, 4 and 5 - $60

Water/electric/30 amp:

Sites 10, 11 and 12 -$52

Pondfront Sites 30 - 43  - water, electric, sewer 30 amp - $53 - any site can be back in or pull in, however when backing in on the odd sites, you will have to run your water and electric cord under your camper.

Babbling brook - sites 44 - 50 - water, electric 30 amp - $52

Water/electric/30/50 amp - G1, G2, G3 - $56

Pullthrough Sites R5 and R6, water, sewer, electric 30/50 amp - $65

Site 52 - tent or popup site - water and 110 volt - $51

Dry tent sites T-1 and 53 - $40
